Joint Venture Partners
When you Joint Venture (JV) with us you are owning a share of the property (normally 50/50) that we have purchased together. We would source, manage and complete the entire deal for you creating a total stress free solution to building a successful property portfolio.
Example:
We've purchased a 6 bed HMO worth £100K that needs a £25,000 deposit plus £25,000 for refurb costs and legal fees. You provide the capital and we do the rest. The property cash flows at £1K pcm, so we get £500 pcm each. And we re-finance the property after 6 months at the true market value of £150,000, releasing £37.5K. That leaves £12,500 of your original investment in the deal generating a ROI of 48% per year. That’s better than 2% in the bank, and you own 50% of the property, forever. Simples…
Angel Investors
Angels sit above the deal and have a greater level of control and security as they watch their investment generate a far higher % interest than they would see in the bank. With average interest rates between 0-2% this is the worst time to have your money in a bank.
Example:
We need £20,000 to purchase a 3 bed house. Two angels are interested in taking the deal and each put in £10K. They earn a fixed interest rate each month which can be paid in monthly instalments or rolled up to then be paid annually. Given that most high interest Bank products are sitting at 0-2% it would make a lot more financial sense to secure a higher interest as an Angel. We refinance the property after 6 months to release the capital growth and pay back your investment, plus interest. Then we can do it all again!

Our Focus Areas
We focus on two main areas of property investment that create secure opportunities for long term growth with excellent returns.

These are Houses of Multiple Occupation, where each room is rented on a per month basis, normally to professionals or students. We focus on high-end 5+ bed properties aimed at the young professional market.
BTLs
These are Buy To Let properties where the whole house is rented on a per month basis. We focus on 3 bed family homes for working families in high demand areas.

As a professional actor Simon is no stranger to the people oriented nature of the property world. Based in London, he is more than happy to answer any questions you may have and is keen to help others understand the secrets of property investing.
